Kwikset Deadbolt Installation in California, CA | Strongbox Lock & Safe Co. of California

Kwikset Deadbolt Installation: The California Owner’s Guide

Kwikset deadbolt installation in California typically runs $180-$320 for a standard single-cylinder replacement, including the lock, labor, and door prep adjustments. We stock Kwikset 660, 980, and SmartKey series deadbolts on every truck, and most California homes see same-day service if you call before 2 PM. Most owners realize their deadbolt is failing when the key starts catching at 10 o’clock, the thumb turn grinds, or the bolt no longer throws fully into the strike plate.

Which Kwikset Models This Applies To

Kwikset has produced deadbolts in California homes since the 1950s, and the backset, faceplate, and cylinder specs have shifted enough that matching the right unit matters. The three series we install most often are the 660 (entry-grade, single cylinder), the 980S (ANSI Grade 2 with SmartKey rekeying), and the 998 (Grade 1 commercial light). The 660 uses a 1-inch throw bolt; the 980 and 998 step up to a 1-inch hardened steel throw with anti-saw pins. Backset is almost always 2-3/8 inches on California tract homes built 1960-1990, though 2-3/4 inches appears on newer doors and any commercial-grade installation.

Here’s how to identify what you have: turn the interior thumb turn to the locked position, then look at the edge of the door for a stamped model number. No stamp? Measure the backset from the door edge to the center of the keyhole. If your existing deadbolt has a small slot next to the keyway, you’ve got SmartKey technology, which means rekeying takes thirty seconds with the current key and a SmartKey tool, not a pin kit.

We carry both OEM Kwikset and select Grade 2 aftermarket equivalents that meet the same ANSI/BHMA standards. For rental properties and flips in California’s inland valleys, we often recommend the aftermarket option at a lower parts cost with identical function. For owner-occupied homes where you’re staying put, the OEM Kwikset 980 with SmartKey pays back on rekeying flexibility.

Signs Your Kwikset Deadbolt Installation Is Failing

  • Key sticks or catches at the 10 o’clock position. This usually means the cam tailpiece inside the cylinder housing has worn or the lubricant has gummed up with California dust. In the Central Valley and Inland Empire, where dust infiltration runs high, we see this every week.
  • Thumb turn grinds or requires two hands. The internal rack-and-pinion mechanism that connects thumb turn to bolt is binding, often from overtightened mounting screws or a door that has settled on its hinges and thrown the bolt out of alignment with the strike.
  • Bolt throws only halfway or retracts sluggishly. The bolt itself is hanging up in the door bore, either from paint buildup, a misaligned strike plate, or the bolt’s zinc coating flaking and creating drag inside the mechanism.
  • Door rattles when locked, or you can push it open with shoulder pressure. The strike plate is poorly seated or the bolt is not extending fully into the jamb. In California’s seismic zones, door frames shift subtly over years, and a deadbolt that once seated flush now barely catches.
  • SmartKey rekeying fails or the key spins freely. The sidebar pins inside the SmartKey cylinder have worn or the cradle that holds them has cracked. This is not field-repairable; the cylinder needs replacement.

Replacement Cost & What’s Included

Service Level Typical Range What’s Included
Standard Kwikset 660 single-cylinder install $180-$240 Lock, labor, strike adjustment, cleanup
Kwikset 980 SmartKey upgrade $220-$290 Grade 2 lock, rekey to existing key, labor
Double-cylinder (key both sides) or high-security $260-$320 Lock, labor, code compliance check
Door bore repair or strike relocation Add $40-$75 Wood filler, new strike, paint touch-up

What drives the range: door thickness (standard 1-3/8″ vs. solid core 2″), whether the existing bore is clean or needs reaming, and if the strike plate needs relocation due to frame settling. We quote flat on the phone before we drive. The price we quote is the price you pay. Every Kwikset deadbolt we install carries our 90-Day Done Right Promise, backed in writing.

DIY or Call Us?

There’s a honest line here. If you’re handy, you can remove two screws, pull the interior thumb turn, and check whether the problem is simply an overtightened mounting plate or paint in the bore. A shot of dry graphite lubricant and a strike plate adjustment with a chisel solves about fifteen percent of what we get called for.

Where DIY goes wrong: drilling a new bore without a door jig, which wanders and blows out the face veneer; stripping the thin zinc mounting screws Kwikset uses; or installing a double-cylinder deadbolt on a door that serves as a required egress path, which violates California Residential Code Section R311.2. We have also seen homeowners force a SmartKey rekey with the wrong key and lock the cylinder permanently.

We tell you the price before the truck rolls, and we put everything in writing - that part has never changed. If you are not certain what series you have, or the door has settled and the alignment is off, call us. Gil Sanderson and our technicians carry the full Kwikset line, the door jigs, and the strike relocation tools on every truck.
